Credit Underwriting has become a major problem for the SBA market. The new regulations and changes to the SBA loan limit and criteria of eligibility has created a difficult scenario., in one hand CMBS whom used to take care of the middle market or the middle wealthy Small Business Owners, no longer can issue loans because of the financial crisis of 2008 and 2009, but SBA also has a problem because many of the underwriters do not have the experience underwriting files that are complex with 10 to 20 affiliates. The banks today cannot underwrite for only subject property, they have to underwrite with Global cash-flow, and asking a under-paid underwriter to financial spread that many entities is little too much, furthermore, community banks do not have the experience of underwriting so many different tax strategies that Middle Markets use.
